Set price just bellow or at what you would want a reserve at. Don't set a reserve. I don't accept bids outside the country or from people without at least 1 feedback.

i plan on not setting a reserve.

I'm considering both items as loss leaders for me to get some seller rep points.

All of those homes are newer than mine, but with a smaler lot and less bedrooms.

They are all within walking distance from me.

damn, a nice 3100 heated sq ft here is $400k plus you get 5 acres. hope you are making 7x what people do here, sure are paying that much.

3100 square feet + 5 acres would cost you an 8-digit figure here, and you wouldn't have 3100 square feet, you would have something more like 6000+ sq.ft.

400k in NYC gets you a tiny 2 room hut w/o a back yard. lawlz...
